This process is actively managed by the partners of the firm to deliver exceptional returns to our investors while minimizing risk.

Founding Partners
Bob Weber has an extensive background and well rounded experience in operations and asset management, finance, underwriting, due diligence, mergers and acquisitions, strategic planning, business development and startups.
Bob has been involved in commercial real estate investment and management for over 16 years. He has been directly involved in the acquisition or disposition of approximately $300 million in real estate assets and indirectly involved in the acquisition of an additional $3 billion in assets. He has been directly responsible for the asset or property management of portfolios totaling in excess of $4.5 billion for three different top 25 NMHC firms – United Dominion Realty Trust, Alliance Residential Management, and CnC Investments. In addition to his real estate experience, Bob was co-founder, CFO, and COO of an Internet and Media startup which provided advertising services to auto dealers and real estate companies. Prior to his post-graduate work at the University of Virginia, Bob was a naval officer serving on submarines. He recently retired from the Naval Reserve following twenty years of service.
Bob holds a BS degree in Management Science from Binghamton University and an MBA from the University of Virginia, with a focus on Investments. He is a member of the National Multi Housing Council and National Apartment Association.
Jay O'Connor has over 19 years of experience in the real estate industry with extensive acquisition, disposition, operational and financial responsibilities in the multifamily and commercial arenas.
During his career, Jay has evaluated and closed over $1 billion in multifamily and commercial acquisitions and mergers, gaining in depth knowledge and experience in sourcing, due diligence, underwriting, title, survey, 1031 exchanges, and transaction management through closing and asset stabilization. His accomplishments also include achieving partnership investment goals through diligent and comprehensive asset management - understanding the investments' requirements, needs and hurdles and then translating them into realizable and obtainable plans and strategies. Jay also has a proven track record in the evaluation and implementation of accretive, technology-based business solutions, and he also possesses a solid foundation in both public and private real estate accounting and finance practices.
Jay's professional experience includes key positions at multifamily leaders such as Camden Property Trust, Alliance Residential, CnC Investments, and institutional real estate advisory firms such as JP Morgan Investment Management and L&B Institutional Advisors. He holds a BBA degree in Real Estate and Finance from Baylor University and is a member of the National Multi Housing Council and National Apartment Association.
Abe Bhimani has been involved in real estate for the past 15 years from both an ownership perspective through various family businesses as well as through the corporate world.
Abe’s experience includes commercial and residential brokerage sales involving small- to medium- sized hotels, gas stations (such as Exxon and Shell), customized home building, and various land transactions. In addition, Abe’s experience includes real estate consulting for small to medium sized businesses where key areas of focus encompassed third party loan applications (SBA transactions), business expansion, renovation, design, marketing, licensing, tax preparation, financial planning, and retail business leases.
During Abe’s tenure at Century Development in Houston, he served as Construction Project Manager for a luxury student housing developer and was responsible for the complete project scope from initial RFP through completion of construction and management take-over. New construction project costs ranged from $7 million to $25 million. Abe also was responsible for the renovation of many assets including a series of family-owned hotels and multifamily projects. In a joint venture, Abe constructed affordable residential lots and was awarded a development grant from the City of Bryan, Texas for promoting infill development.
Abe’s multifamily experience comes not only from his family owned businesses, but from Alliance Residential Management, LLC where as Vice President of Asset Management he touched all areas of the business from acquisitions to operations during his four year tenure. Alliance's portfolio consisted of over 60,000 units in 17 states.
More recently, Abe was Director of the Multifamily Services division of Gexa Energy, a Florida Power & Lighting Group Company, where he was responsible for a dedicated team servicing electric power to the multifamily industry in Texas. Responsible for all segments of the business from sales, training, development, operations, and future growth, Abe led a team responsible for $150 million in annual revenues for both residential and commercial energy. At Gexa Energy, he sat on the Executive Operating Committee where he was trained and then implemented operational efficiencies using the Lean Six Sigma approach.
Abe holds a Bachelor of Business Administration in Finance from the University of Texas/Austin, a Master of Science in Land/Real Estate Development from Texas A&M University, and a Master of Science in Construction Management from Texas A&M University.

Velissa Parmer has 14 years of experience in the real estate industry where she has successfully acquired, renovated, repositioned, managed and sold a diverse range of real estate investments. Velissa leads the property operations at MOSAIC.
Velissa began her career in real estate as a licensed real estate agent where she strategically marketed and sold approximately $28 million in residential property primarily located in premier communities in Houston, Texas such as Bellaire and West University. Her vast experience in the multi-family real estate industry began in operations where she demonstrated the ability to consistently secure maximum occupancy potential and exceed the budgeted NOI as well as effectively manage renovations ranging from $300,000 to $5 million. Such accomplishments led her into the training and development and asset recovery arenas where she trained best practices and recovered under-performing assets throughout the nation. As Vice President of Education and Asset Recovery she later became directly responsible for the operations of a corporate university and an asset recovery team which served over 1,900 team members across 17 states. More recently, as Regional Vice President of Operations she has been directly responsible for the property management of portfolios totaling in excess of $1.5 billion in assets. Her professional experience includes key positions at two different top 25 NMHC firms - Alliance Residential Management, LLC. and CnC Investments.
Proficient in performance consulting, strategic planning, process improvement, training and development and asset renovation and recovery, Velissa is a results oriented leader who has a proven ability to build solid partnerships, motivate teams and yield immediate results.
Velissa is a board member of the Houston Apartment Association Board of Directors and holds her Texas Real Estate License. In addition, she is certified in Training and Development and Adult Learning through Oklahoma University. She is also certified through the Disney Institute in Customer Loyalty. Other memberships include the National Apartment Association (NAA), National Society of Human Resources (SHRM), American Society of Training and Development (ASTD) and the National Multi Housing Council.
